A singular strength of Roe Valley Enterprises Ltd is the adaptability of its workspace units to suit varied business needs. These units range in size from a small self contained office to 4500sq ft industrial unit.

Generally, tenancies are offered on easy in/easy out flexible license terms, making the premises particularly suitable for start-up businesses. Prospective tenants must sign a licence agreement with the company prior to occupancy. A copy of the agreement is available on request.

Rent and Rates

Rent is payable monthly in advance by Standing Order and is reviewed annually. Current rental charges are available on request by emailing info@roevalleyenterprises.co.uk. Rates, where applicable, are the responsibility of the occupier of the unit.

Occupation

Occupation is generally secured by a license agreement on a month-to-month basis and therefore can be terminated, giving one month's notice in writing.

Lighting

All units are provided with fluorescent tubular lights. Additional lighting requirements are the responsibility of the occupier.

Tenants requiring signage on their unit should contact the manager who will arrange this in keeping with the size and type used on site.

Construction

The workspace units are of fair-faced blockwork construction with insulated cavity walls built on a concrete raft. The roof is double skinned, insulated and sheeted with roof lights for added daylight. All units have a pedestrian access door and have a toilet and wash-hand facility. A water supply is available in all units. Apart from the 370 sq. ft. units, all have roller doors.

Electricity

Each unit is provided with a three phase supply to the meter board. Occupiers are required to arrange for electricity connection and supply direct with Northern Ireland Electricity.

Power Points

Power provision within the unit is the responsibility of the occupier and must be agreed with the manager before installation. All building modifications must also be agreed with the manager.

Fire Safety

Occupiers must ensure compliance with Fire Authority requirements.

Water

Any unit occupier intending to use water, other than for the normal requirements for toilet and washing, must notify the manager and arrangements will be made for this to be metered and charged separately.

Insurance

RVE insures the buildings. Occupiers are required to arrange Public Liability, Contents and such other insurance as may be required in respect of their business and occupancy of the unit's.

Parking

Occupants of units are permitted to park one vehicle at their unit. Additional vehicles must use the parking facilities provided. Care should be taken on site to observe all speed and direction restrictions.
